Property Management Services

(Services apply to apartment communities, condominium or homeowner associations and are subject to change dependent upon type of community)

 Our services include:

  1. Collection of rental/association fees, posting and bank deposits of same.
  2. Oversee the physical maintenance of the property in order to maintain the property for optimum benefit of the owner.  Address resident issues and service requirements necessary for building maintenance. Control inventory of all supplies and equipment necessary for the normal maintenance of the property.
  3. Maintain all resident database: notices, resident records, and other documents pertinent to the residential data base.
  4. Accounts payable processing, disbursing funds for appropriate payments necessary to the operation of the property.
  5. Provide financial reporting such as reconciliation of receipts and disbursements, as well as other supporting financial statements.
  6. Assist the owner in complying with all Federal State and Local laws, codes and regulations affecting the operation of the property and to notify owner of all known violations, if existing.
  7. Consult with the owner for all capital upgrades, insurance issues and other matters that may pertain to capital expenditures uncommon during the normal operation of the property.
  8. Vendor relations, contract negotiation, bid evaluations
  9. Prepare annual budget for the property.
  10. Management Consultations
  11. Supervise all property personnel to include site managers, maintenance, housekeeping and any other payroll entities, all of which are not included in the management fee.
